The Dubai International Financial Centre is a common-law free zone with its own regulatory framework — and increasingly, its own residential ecosystem of trophy apartments and branded residences.

The market today

DIFC residential inventory is scarce by design. Index Tower, Central Park Towers, and the newer Baccarat Residences and Aman DIFC-adjacent launches define the market.

The tenant base is unusually captive — senior finance professionals, family-office principals, and international executives. Rental depth is strong even in weaker cycles.

New releases from Omniyat and select international operators have reset the top of the district; the mid-tier is very thin.

Our view

DIFC is a low-liquidity market — supply is deliberately constrained. When trophy inventory becomes available, decisions need to be made in days, not weeks. Off-market access matters here.
